1. Main Responsibilities & Accountabilities
-. REIT Asset Management
- Reporting and Analysis
- Prepare monthly/quarterly asset management reports based on PM reports
- Prepare documentations required for asset management internally and externally
- Business Plan Management
- Assist asset manager to prepare business plans, accounting for actual performance from previous year, in comparison to underwriting models
- Monitor the actual performance to achieve target dividend yield and report to asset managers as required
- Operation Management
- Prepare operation instructions for periodical and occasional expense payments and fund transfers in line with applicable policies and procedures
-. REIT Investment
- New REIT setup cooperation
- Provide pre-acquisition inputs and junior-level assistance in due-diligence processes
- Support documentations required in establishment of REITs
- Assist feasibility study for acquisition of new assets
- Conduct location and site analysis for target properties
- Research market data and derive relevant market indices
- Calculate key profit indices such as Net Operating Income(NOI), Internal Rate of Return(IRR), and Cash-on-Cash Yield and other relevant metrics
2. Requirements
- 1-3 years of relevant experience in Finance or Real Estate field
- Proficiency in Microsoft Excel, PowerPoint and Word
- Background in management, finance/accounting, and/or real estate
- Near native fluency in the usage of English and Korean
- Graduate of domestically or internationally renowned undergraduate institution
- Detail-oriented
- Excellent communication skills
- Team player
- Willingness to accept changes to tasks and working environments
- Possess maturity, integrity, good/positive attitude, ability to perform under pressure
